Towards the mid 19th century, the British started developing a twin city to Hyderabad which they called Secunderabad – a pun on the more logical name of Sikanderabad (i.e., City of Alexander) and also a facetious allusion to their Public Schools where the term ‘Secundus’ identified the younger the brother of a senior pupil). HussainSagar Lake is located in between the twin cities, and In a 1974 report on a Heritage Policy for Hyderabad, Correa had suggested that this lake should be developed as a carefully designed conurbation that would provide the infrastructure and recreation facilities needed by the population of the twin cities. In 1988, the Government accepted the concept and requested him to act as an advisor to the project.

Redevelopment of Parel Mills

Governmental delays in the implementation of the plan prepared by the Correa Committee for the Mills (See Bombay’s Textile Mills in TASK FORCES) allowed a certain section of private mill owners in the mid-1990’s to defy the Government’s decision and negotiate with some powerful politicians to find a way by which they could circumvent the Section 58 notification. This led to considerable public outrage and agitation – during which the UDRI mounted a public exhibition to help articulate the crucial issues for the general public. In the meanwhile, a group of concerned citizens took legal action (called Public Interest Litigation, or PIL) against the State Government, questioning their action – or rather, in-action. The judgement passed by the Bombay High Court backed the public viewpoint and reinstated Section 58; but the mill-owners took the matter to the Supreme Court in Delhi and got the order reversed

Cochin Waterfront

This scheme was prepared for an invited competition for about 3 km along the waterfront in Cochin harbour, a beautiful stretch of land, which till then was undeveloped. The brief specified the preparation of a master plan and urban control drawings for a large number of diverse usages, including office and commercial space as well as residential accommodation for a wide spectrum of income groups. This scheme tried to integrate all these diverse elements into a coherent urban image that could become the symbol for the city of Cochin. What was emphasised was public promenades along the water’s edge, at two different levels, so that the cascading steps formed natural amphitheatres.

Gymkhana Bar

Mumbai
1983

Thirty years ago, Bombay’s prohibition rules were much stricter than they are today – and bars were permitted only if passers by could not see into them. So the Member’s Bar at the Bombay Gymkhana could not have any windows and had to be a closed box – into which one stepped to find oneself in a tableau depicting the first Test match ever played in India. It took place in 1930, on the historic Azad maidan right in front of the Gymkhana, against Jardine”s team on their way back from Australia, where they subjected Bradman and company to infamous attacks of body-line bowling. India lost that first Test match, but the day was saved by the brilliant innings (that included 14 sixes) played by her star batsman, the legendary Col. C.K. Nayudu.

Mandwa Beach Houses

For Mr G. Khandwala: Ten weekend houses on the side of a hill, sloping down to Mandwa beach, across the harbour from Bombay. Like the Cyclone Relief project, these houses differentiate between those areas that have to be secure and those that can be airy and open. The main living areas are under a large sheltering roof, with no walls to block the sea-breezes. A basic set of rooms form a secure block, above which is the mezzanine deck for extra guests to sleep at night, or for reading a book in the long hot afternoons.

Ismaili Centre

Toronto
1998-2014

This Ismaili Center in Toronto, which in 2000 was judged to be the winning entry in a limited competition, was slated to be the largest Jamatkhana (Community Centre) for the Ismailis built in Canada.

During the course of the design development, the client HH the Aga Khan, had increased the scope of the project to include a major new landscaped par, as also a Museum of Islamic Art (designed by Fumihiko Maki) -all to be donated as a gift to the citizens of Toronto. 

The Toronto Ismaili Centre was officially inaugurated on 12 September 2014, joining others located in Lisbon, London, Dubai, Burnaby and Dushanbe.

Handloom Pavilion

Pragati Maidan, Delhi

This temporary pavilion, designed and built in 6 months, was the first completed work of the office. Brick and mud walls generate a square plan forming a simple multi-level box, through which visitors move in an easy and continuous flow.

The roof of wood umbrellas, covered with handloom cloth, suffused the internal space with an even light.

SALT LAKE CITY CENTRE

2000-2004

This is a vibrant new city centre – energised though the interaction of the many diverse activities it contains. There is a wide spectrum of land-uses, ranging from apartment houses and office buildings, to restaurants and shops (some located in a large air-conditioned shopping area, and others in the narrow bazaar-streets one finds throughout India).

The elements that unify all these diverse uses are the pedestrian streets that traverse from one end of the site to the other, climaxing in an open-air kund at the focal point at the centre of the main plaza. From this plaza, steps connect down to the pedestrian streets between the buildings at the Northern end of the site. Facing south, at the other end, are the apartment houses. The non-air-conditioned market is in the form of a series of stepped-back terraces, so as to increase cross-ventilation. The air-conditioned shopping centre is organized around a central atrium- and anchored by the presence of two large Department Stores at either end.

Combining shops, a wedding hall, a multiplex, offices and apartments, this City Centre in the heart of Salt Lake City in Kolkata, provides community and public spaces, both covered and open-to-sky, that are at the scale of the city, and open to all its citizens.

NEW BAGALKOT

Karnataka
1985

The system of dams now under construction in Karnataka will raise the level of the Ghataprabha river, submerging part of the existing town of Bagalkot under water. Hence the Government of Karnataka’s decision to develop New Bagalkot, presently under construction about 10 km further along the National Highway. This new town being developed for a population of 100,000 persons, will not only house the displaced inhabitants from the existing town, but is also expected to become the major new growth centre in the region, attracting the distress migration which is otherwise gravitating to other already overcrowded cities like Bangalore and Hubli. This assignment provided the opportunity to try and apply some of the same principles discussed in the planning of Ulwe (Affordability, Replicability, etc.) to a small town, far more typical of urban growth in India, using an approach that generates flexible street patterns analogous to the existing town of Bagalkot – as also to most traditional Indian towns that have grown naturally and organically over a period of time. Furthermore, as will be seen, in this approach, the composition of any particular sector does not have to be pre-determined by the planners, but can be decided from time to time, as the town grows, depending on actual demand.

ULWE: NEW BOMBAY CITY CENTRE

The Central Business District of New Bombay, consists of three interconnected nodes, with Waghavli Lake in the centre. The southernmost of these three nodes, Ulwe, has an area of 1580 hectares. On this land, the Development Plan envisages a population of about 350, 000 people, with an estimated work force of just over 140,000 persons. Our assignment involved three tasks of preparing the Master Plan, the urban design controls, and demonstration housing for 1000 families. The project seeks to address the crucial issues of Affordability and Equity, with crucial emphasis on mass transport, coherent urban form, and housing patterns which use space as a resource.

HAWKERS PAVEMENTS

Mumbai
1968

In the crowded centres of Indian cities, pavements are used intensively: during the day they are crowded with hawkers so that pedestrians are forced onto the road, blocking the traffic lanes. As evening falls, the hawkers gather their possessions and go home – to be replaced by people unfolding their beddings for a night’s rest. These night people are not pavement dwellers (who are another group altogether), but mostly domestic servants and office boys who have to share a room in their places of work where they keep their belongings and use city pavements for sleeping. This allows them to economise on their living expenses. Furthermore, on hot sultry nights, sleeping outdoors is a more attractive proposition than the crowded airless room: that they have to do so under unhygienic conditions with the public walking right amongst (and over) them is truly reprehensible. This project in 1968 recommended to the Bombay Municipal Corporation an experimental modification in one of the city’s principal streets (Dadabhai Naoroji Road) in order to deal with both the hawkers during the day and the sleepers at night. What was proposed was a line of platforms 2m wide & 0.6m high, with water taps placed at approximately intervals of 30m. During the day these platforms would be used by the hawkers – thus clearing the pavements and the arcades for pedestrians. (The platform would also act as a safety barrier between pedestrians and vehicular traffic). In the evening, at about sunset, the taps would be turned on and the platforms washed clean by municipal sweepers. They would then provide convenient otlas (platforms) for people to sleep – out of the path of any pedestrians walking home at night.

PLANNING FOR BOMBAY

Mumbai

The conceptualisation, along with colleagues Shirish Patel and Pravina Desai, of a new strategy for restructuring the city of Bombay by opening up the mainland directly across the harbour in an area where many key location decisions had already been taken regarding the provision of new docks, a major industrial belt, the highway system to the rest of the state, and so forth. In 1970, after the idea had gathered sufficient support, the State Government accepted the plan, notified the 22,000 hectares for acquisition and set up CIDCO (the City and Industrial Development Corporation) to design and develop the new urban centres, to be called New Bombay.

SONMARG APARTMENT

Mumbai
1961-66

This is an early attempt to deal with the context and climate of Mumbai. In order to create two lines of defence against the rain and sun, a belt of auxiliary spaces (verandahs, studies, dressing rooms, etc) are arranged to form a zone of protection around the main living areas.

The apartment is on two levels with a difference of 75 cm between the living room & the main bedrooms Since there are only two apartments per floor, each unit is open on three sides, creating through ventilation and a subtle ambience of cross-light. Over three decades of occupation by the same family, the apartment illustrated has had to deal with many different changes in the ages and the space requirements of its users – and this is where the cordon of auxiliary spaces along the western and eastern faces have proved extraordinarily responsive and flexible, combining with the main rooms to deal with a large number of spill-over activities in an easy and economical manner.

PAREKH HOUSE

Ahmedabad
1967-68

From the housing types developed for Cablenagar, came two pyramidal sections: One, termed the Summer Section (to be used in the daytime) protects the interior from the heat, the other, termed the Winter Section (to be used in the early mornings and the evenings) opens up the terraces to the sky.

Since this site faced east-west, this house consists of 3 bays with the Summer Section sandwiched in between the Winter Section on one side and a Service Bay (for circulation, kitchen and toilets) on the other. The bearing walls, made of brick, express directly the climatic concepts which underlie the design.

CABLENAGAR TOWNSHIP

Kota, Rajasthan
1967, unbuilt

Thick roofs are slow to heat up, but once they do, they continue to radiate heat back into the house all through the night. A better way is to minimise the amount of incident sunlight falling on the roof surface – by a light porous membrane, like a pergola. By raising this membrane, the roof can act as a sheltered terrace.

Furthermore, the profile of the internal volumes can be adjusted so as to generate convection currents (as in the Tube and Ramkrishna houses). Units of varying categories were developed for this township, using the local sand-stone throughout: in 3-metre long slabs for the floors (spanning the width of the house), cut into rectangular blocks for the walls, and as strips for the pergolas (which were contiguous over the housing clusters).

PREVI HOUSING

Lima, Peru
1969-73

Thirteen international architects were invited to submit designs in a limited competition for a prototypical housing complex of 1500 houses. Each house is incremental, capable of accommodating up to 10 persons (including grandparents). These units, 3 metres wide, broaden to 6 metres at the centre, in an interlocking pattern which orients them NNW-SSE (climatologically the optimal orientation for Lima). All units have vehicular access from one end and a porch connecting the community spine at the other.

In 1971 a small cluster of a dozen units were built of each of the 13 entries. To make it more earthquake resistant, the common-wall between units was modified to a zig-zag (in which are located service elements such as stairs and toilets).

RAMKRISHNA HOUSE

Shahibhag, Ahemdabad
1962-64

This large residence, built for one of Ahmedabad’s mill owners, is based on the spatial and climatic concepts developed in the Tube House and the Hindustan Lever Pavilion. The plan sets up a series of parallel bearing walls, punctuated by interior courts and “canon”, climaxing in the living room which opens out onto the main garden to the south.

The house is placed at the northern end of the site so as to maximize the size of this garden and to enhance the spatial sequence of getting there.

TUBE HOUSING

Ahmedabad
1961-62

This “tube” house was first prize winner in an All-India competition for low-cost housing organised by the Gujarat Housing Board Though the programme specified walk-up apartments, these row-houses provided the same density – and larger living space per family.

The section is shaped so that the hot air rises and escapes form the top, setting up a convection currents of natural ventilation. Inside the units there are almost no doors; privacy being created by the various levels themselves, and security by the pergola-grid over the internal courtyard.

GOBHAI HOUSE

Golwad
1995-99

Located in the middle of a fruit orchard about 70 km north of Bombay, is this house for an artist. From the entrance gate, one travels down the palm-fringed driveway towards the thick masses of chikoo trees. The house itself is just one event in a narrative pathway that commences at the entrance gate and goes down the middle of the orchard, all the way to the far end. Other events along the way: are the sculptures, the Afternoon Pavilion (hidden low among the chikoo trees), and the Ziggurat (leading to a small gazebo at tree-top level).

The same principle is followed in the design of the house itself where, as in the case of the cyclone relief project, there are three separate zones, each built for a specific purpose. In this case, the first is a box for living, sleeping, cooking and washing. The second is the studio for painting. The third is the pergola-covered terrace for sitting out in the evenings and early mornings, and for sleeping at night. These three zones are interrelated in a manner which articulates their separate identities and yet preserves the compactness of the overall form.

BUKIT CAHAYA

Kuala Lumpur
1994, unbuilt

These luxury houses are situated around the periphery of a spectacular golf course, which had been created in a 500-acre site of hills and valleys and breath-taking views. A dozen architects from around the world were invited to design two houses each – one for an uphill site and the other for a downhill house. This particular house is on a sharply sloping downhill site. As in the Verem villas, it is a series of layers, progressing from the entrance, down through the main living areas, to a large double-height lanai overlooking the landscape.

The spatial organisation of the plans is extremely simple, but the architectonic forms have been articulated in a rather free manner, so that when the house is to be repeated on another site, these elements can be adjusted and rearranged, in order to take advantage of any particular views and breezes that might be available in the new location.
